Los Monteros was one of Marbella’s original luxury addresses, developed around the same era as the Golden Mile itself, and it has quietly held onto that status ever since. Set in East Marbella, a few minutes from the town centre, it’s built around large, private, mostly beachfront plots — a genuinely rare thing on a coastline where new development has squeezed lot sizes smaller and smaller. There’s very little land left to build on here, which is a large part of why the neighbourhood has become one of the strongest performers in Marbella’s entire property market over the past year.
At the centre of the community sits the Kimpton Los Monteros Hotel & Spa, a five-star landmark that anchors the area’s identity and runs La Cabane, one of Marbella’s most elegant beach clubs. Around it, the neighbourhood splits into distinct pockets: beachfront Los Monteros Playa, with its handful of genuinely frontline villas and apartment complexes; the elevated Altos de los Monteros, offering panoramic coastal views at a noticeably lower price point; and Bahía de Marbella, a quieter beachside stretch with its own cluster of gated communities.
What makes Los Monteros distinctive is the combination of privacy and proximity. Despite feeling like a world of its own — tropical gardens, gated entrances, 24-hour security — Marbella old town is barely ten minutes away and Puerto Banús around seventeen. Few neighbourhoods on this coast manage that balance of true seclusion and genuine convenience quite as well.
Los Monteros has been one of the standout performers in Marbella’s 2026 market. Recent data puts the area’s average price at €8,772 per square metre as of February 2026, an annual increase of close to 12% — among the fastest-growing micro-markets on the entire coast, driven by scarcity of remaining plots and sustained international demand.
Entry points vary significantly by sub-area. In Altos de los Monteros, apartments and penthouses with sea views can be found from around €450,000–€700,000, offering some of the better value in the wider neighbourhood. Closer to the beach, apartments and duplex penthouses in established complexes generally range from €800,000 to €2M. Villas are where Los Monteros truly distinguishes itself: renovation-ready properties near the beach start from around €1.4M–€2M, newly built or fully renovated villas commonly range from €2.5M to €6M, and the very best frontline beach estates — particularly those on large plots with direct sand access — regularly transact between €10M and €20M, with standout trophy properties reaching higher still.
Long-term rental demand in Los Monteros is consistently strong, driven by the area’s reputation, privacy, and beach access. Apartments typically rent from €2,500 to €4,000 per month, with sea-view penthouses reaching €4,500–€6,000. Villas range widely depending on position and size: smaller properties in Altos de los Monteros from around €4,000–€6,000 per month, rising to €10,000–€15,000 or more per month for larger frontline beach villas, particularly during peak summer season when short-term demand pulls many properties out of the long-term market altogether.
