MARBELLA, August 9, 2026 – Asking prices for properties in the Málaga province have reached yet another all-time high this summer, but analysts point to clear signs that the market is beginning to normalize after two years of post-pandemic acceleration.

According to the latest Q3 2026 data, the average asking price across Málaga province now stands at a record €4,272 per square meter. While every month of 2026 has set a fresh high, the rate of year-on-year growth has halved. In September 2025, annual price growth peaked at 14.0%; today, that figure has cooled to a much more sustainable 7.6%.

In premium enclaves, prices remain exceptionally strong. Marbella’s average asking price sits at €5,950/m² (+4.6% annually), while Benahavís has reached €5,496/m² (+7.3%). The most notable spike, however, is in Estepona, which has seen a staggering 17.0% year-on-year increase, driven heavily by luxury new-build developments on the New Golden Mile.

Real estate analysts emphasize that this is not a market correction, but a stabilization. The stabilization of month-on-month growth (now compressing into a narrow +0.4% to +0.9% band) is welcome news for both buyers tired of aggressive bidding wars and sellers looking for a predictable, healthy market to list their properties.
