MARBELLA, August 2026 – International demand for Spanish real estate has just reached historic levels. According to the latest figures released by the Spanish Land Registrars (Registradores) for the first half of 2026, foreign buyers completed over 51,600 purchases across Spain—the strongest H1 on record.

Even more significantly, international buyers accounted for 15.98% of all home sales in Spain during Q2 2026, the highest market share ever recorded. The Costa del Sol remains at the very epicenter of this boom, with non-resident buyers making up an even larger percentage of transactions in coastal hotspots like Marbella, Mijas, and Estepona.

The profile of the international buyer on the Costa del Sol is also evolving. While British, Dutch, and Swedish buyers continue to dominate the market, local agencies are reporting a noticeable surge in buyers from North America and the Middle East.

Unlike previous cycles dominated by purely holiday-home purchases, the 2026 boom is heavily characterized by buyers looking to relocate permanently or secure long-term remote-working bases. This shift in buyer intent has driven intense demand for turn-key, energy-efficient homes (A-rated for energy efficiency) that feature dedicated workspaces and smart-home technology, keeping inventory for premium modern villas incredibly tight heading into the autumn season.
