Marbella is taking significant steps to increase the supply of social and affordable housing — an issue that has become increasingly important as demand for homes continues to rise across the Costa del Sol.
According to recent figures, Marbella currently has 3,846 registered applicants for social housing, while 1,021 homes are either already under construction or scheduled to start between now and the end of 2027. That represents approximately 26.5% of current registered demand.
The plans include new homes across areas such as San Pedro Alcántara, Nueva Andalucía and Elviria, with a further 1,100 homes planned for the medium and long term.
One of the largest developments is expected to begin in 2027, with 270 social homes planned on a 62,238-square-metre site between Hacienda Cortés and Camino de los Pescadores. Other projects include 138 homes for sale in the eastern expansion of San Pedro and additional rental properties.
For the Marbella property market, this is an important development. Increasing the availability of affordable housing could help local residents remain in the area while also supporting a more balanced and sustainable property market.
