Benalmádena is introducing a new package of measures aimed at making long-term rental housing more accessible for tenants while encouraging property owners to bring vacant homes onto the rental market.

The town’s council has given initial approval to a new scheme that will provide financial support to both renters and landlords. The aim is to increase the availability of long-term residential rentals and provide greater security for property owners.

💶 Support for tenants

Under the proposed scheme, tenants could receive financial assistance depending on their monthly rent.

For existing rental agreements:

• Rents below €850/month could qualify for €1,200 per year
• Rents between €850 and €1,200/month could receive €2,400 per year
• Rents between €1,200 and €1,500/month could receive €3,600 per year

For new rental agreements, the proposed assistance would be equivalent to two months’ rent, increasing to three months’ rent for tenants under 35.

There are conditions, including being registered as a resident at the property and having a rental contract of more than 12 months. The monthly rent must also be €1,500 or less.

🔑 Incentives for property owners

The scheme also focuses on landlords.

Owners of currently vacant properties who place them on the long-term rental market could benefit from the council subsidising insurance covering rent arrears, legal defence and vandalism.

This is particularly interesting for the local property market, as it could encourage owners who have previously kept properties vacant to consider long-term rental instead.

Benalmádena, like many areas of the Costa del Sol, is facing strong demand for rental accommodation. Encouraging more properties into the long-term rental sector could help increase supply while giving landlords additional protection.
