Nueva Andalucía Property Prices Continue to Rise: What the Latest 2026 Data Means for Buyers and Sellers
Nueva Andalucía’s property market reached a record high in June 2026, with average asking prices hitting €6,048 per square metre. This 6.6% annual increase highlights strong demand compared to the wider Marbella market. However, significant variations between micro-locations mean that expert local knowledge remains essential for buyers and sellers seeking accurate property valuations and investments.

Price evolution of housing for sale in Nueva Andalucía July 2026

Nueva Andalucía remains one of Marbella’s most sought-after residential areas — and the latest property market figures show that demand continues to support strong prices.

According to the latest Idealista property price report, the average asking price in Nueva Andalucía reached €6,048 per square metre in June 2026.

That represents a 6.6% increase compared with June 2025, while prices have also risen 1.1% over the past three months. Most significantly, €6,048/m² is currently the highest level recorded in the Idealista series for Nueva Andalucía.

A strong market — but not all of Nueva Andalucía is the same

One of the most important points for anyone considering buying or selling in Nueva Andalucía is that average prices can hide significant differences between individual areas.

The latest figures show considerable variation:

  • Las Brisas: €6,944/m²
  • Los Naranjos: €6,631/m²
  • Aloha: €6,359/m²
  • Nueva Andalucía overall: €6,048/m²
  • La Dama de Noche–La Alzambra: €4,646/m²
  • Rodeo Alto–Guadaiza–La Campana: €3,995/m²

The annual growth rate also varies considerably. Las Brisas, for example, recorded a 12.0% year-on-year increase, while Aloha was up 11.1%. Rodeo Alto–Guadaiza–La Campana recorded an even stronger 13.8% annual increase from a lower starting point.

This highlights an important reality of the Marbella property market: location within a neighbourhood matters enormously.

Nueva Andalucía is outperforming the wider Marbella market on price

Marbella as a whole reached an average asking price of €5,608/m² in June 2026, representing a 7.6% annual increase. Nueva Andalucía, at €6,048/m², is therefore approximately 8% more expensive than the Marbella average.

At the provincial level, Málaga reached €4,183/m², with annual growth of 10.8%.

For buyers, these numbers underline the premium attached to established areas of the Marbella Golden Mile and Nueva Andalucía. For owners, they provide further evidence that well-positioned properties remain highly sought after.

What does this mean if you are selling?

For homeowners thinking about selling in Nueva Andalucía, the current market is encouraging — but simply applying the €6,048/m² average to a property is unlikely to give you an accurate valuation.

A property’s real market value can be influenced by factors including:

  • Exact location
  • Views and orientation
  • Plot size
  • Built area
  • Property condition
  • Quality of renovation
  • Swimming pool and outdoor areas
  • Parking and garage facilities
  • Gated community and amenities
  • Proximity to golf, international schools, restaurants and Puerto Banús
  • Current competition from comparable properties

Two villas located only a few minutes apart can therefore command very different prices.

The headline market figure is useful. Local knowledge is what turns it into a meaningful valuation.

And what does it mean for buyers?

For buyers, rising prices do not necessarily mean that every property is expensive or that there are no opportunities.

In a market as diverse as Nueva Andalucía, there can be a substantial difference between properties that are correctly priced and those where the asking price reflects an unrealistic seller expectation.

Understanding the price per square metre of comparable properties, recent market movement and the property’s specific characteristics can make a significant difference when deciding what to offer.

This is particularly important in the current market, where headline prices remain strong but individual properties can perform very differently.

Is Nueva Andalucía still a good place to invest?

Nueva Andalucía continues to benefit from its combination of lifestyle appeal, established infrastructure and proximity to some of Marbella’s best-known amenities.

The area offers easy access to golf courses, Puerto Banús, beaches, restaurants, international schools and Marbella’s wider network of services.

The latest figures also show that prices have continued to move upwards despite already being at elevated levels. That doesn’t guarantee future price growth, of course, but it does demonstrate the continued strength of demand for property in the area.

For investors, however, the key question is not simply “What is the average price per square metre?”

The better question is:

“What can I buy, at what price, in which location, and what is the realistic potential of that property?”
